1. The General Contracting Service
EKSA's general contracting covers all operational and technical processes of a construction project, from start to finish. The scope includes pre-feasibility after land acquisition, architectural concept coordination, permit processes, excavation and groundworks, structural construction, finishes, MEP installation, façade, landscaping, final handover and warranty-period support.

2.1 Design and Permit Coordination
Coordination from concept design to executed projects with independent architectural studios in Europe, Istanbul and Bodrum. Municipal permit processes, environmental approvals and related institutional approvals.
2.2 Structural and Finishing Construction
Steel or reinforced-concrete load-bearing system to the latest seismic code. High insulation values (A+ energy class target), smart-building infrastructure, façade combinations of natural stone, wood and glass.
2.3 MEP Installation
VRF climate control, underfloor heating, smart-home systems, security infrastructure, generator and UPS systems. Long-life material selection engineered to minimise annual maintenance cost.
2.4 Landscaping and Amenities
Garden, open-area and amenity layouts designed with landscape architects. Long-lasting, low-water, climate-adapted plant selection.
2.5 Handover and Warranty
2-year structural and 5-year structural-frame warranty after handover. Annual maintenance programme, management plan and dues-structure support.

What project sizes does EKSA contract?
Typically projects between 5,000 m² and 60,000 m² of built area. Smaller boutique projects and larger mixed-use projects may be discussed separately.
Is contract pricing fixed?
Most of our projects use a fixed lump-sum contract. Price and schedule are guaranteed to the owner; contractor risks remain with EKSA.
How long is the turnkey schedule?
18–30 months on average, depending on project scale. Detailed schedule is provided before contract.
Is EKSA also a real-estate developer?
Yes. EKSA offers both in-house developed projects and pure contracting services for third-party owners and investors.
